On-campus accommodation is typically not governed by the Residential Tenancies Act (RTA) due to several factors. Managed directly by educational institutions, such accommodation serves an educational purpose, prioritizing student learning and development over commercial rental arrangements. Often operating on a non-profit basis and subject to specialized University policies that are tailored to student needs, on-campus housing/accommodation differs significantly from traditional rental properties covered by the RTA. Consequently, while the RTA sets out legal obligations for landlords and tenants in conventional rental agreements, on-campus accommodation operates under distinct regulatory frameworks reflective of its unique role within the educational environment.
